  • What is the process for reblocking / restumping a house?
    • A Building Permit is required.  We will draw up the plans and apply for the permit on your behalf.
    • Jacks are placed securely under and around the outside of the subfloor.
    • Using an electronic water level we find the highest floor level in the house (This is usually a chimney or other fixed point)
    • The house is then slowly and carefully jacked up to that point.  
    • The defective timber stumps are then removed 
    • Bearers, joists and wall plates are inspected and replaced if they are rotten or damaged by termites.
    • New stump holes are then dug (bigger and deeper) in the same positions as the original stumps.
    • At this stage a Building Inspection is carried out to ensure all the holes and subfloor works meet building specifications.
    • New, high quality, steel reinforced concrete stumps are then suspended from the bearers.  The concrete stumps are hung with a clearance under them of approx. 150mm to enable concrete to be poured under and around the stumps to form a solid and secure base. 
    • Concrete is then pumped into each hole carefully and vibrated around the stump to ensure no air gaps and even distribution of the concrete.
    • After approx. 1 or 2 days to allow curing of the concrete we return to remove the jacks, back fill the holes and tidy up the soil under the house.  Rubbish is removed if required and the site is left to the owner’s satisfaction.
    • The Final Building Inspection is then carried out to ensure compliance with all relevant Building regulations.

  • Which areas do you service?

    All areas in and surrounding Geelong, Colac, Surf Coast and the Bellarine Peninsula.

  • Do you organise the Building Permits and Plans?

    Yes, we draw the plans and submit all the paperwork for the Building Permit.  As the owner you will need to provide us with a Certificate of Title or other proof of ownership eg. Council Rate’s Notice.

  • Are you insured?

    Affordable Reblockers is fully insured.

    Public Liability Insurance: $10,000,000 (any one occurrence)

    Products Liability Insurance: $10,000,000 (any one occurrence and in the aggregate)

    Contractor’s Pollution Insurance: $250,000 (any one claim per pollution and in the aggregate for all claims made during the period of insurance)

  • What are the signs that my house needs restumping?
    • Cracks in plaster and cornices 
    • Cracks in external or internal brickwork
    • Uneven/sloping floors
    • Squeaky floorboards
    • Hinged doors not closing properly/ door locks not working
    • Sliding doors getting stuck or jammed
    • Windows not closing properly
    • Gaps beneath skirting boards and floor boards
  • Will there be any internal damage to my house?

    We do everything we can to minimise damage to the internal plaster, paintwork and tiling.  Relevelling is done very carefully and slowly with small sections at a time to avoid or minimise any damage.

  • Can the works be carried out without removing the floorboards and floor coverings?

    If there is sufficient clearance (at least 400mm) works can be carried out from under the house.  If the clearance is less than this we may need to carry out the work from inside the house through the floor, in this case the flooring will need to be taken up.  Alternatively the house may be lifted as described above.

  • What mess can I expect?

    We know there is nothing worse or unsafe than a messy work site. We pride ourselves on leaving your house in the same condition as when we started.

  • I plan to renovate. At what stage should I look at restumping?

    Restumping your home should be done before any renovation works commence.

  • How long will it take to reblock my house?

    It depends on the size of the house, how many stumps need to be replaced and the condition of the subfloor timbers but usually takes 5-7 days from start to finish.
